HOW DO I GET MY PROJECT BUILT?

We strongly recommend appointing a Main Contractor to deliver your project. This provides you with a single point of responsibility on site and ensures accountability throughout the build. You would typically enter into a standard building contract (such as JCT or RIBA), which sets out the terms of delivery on a fair and balanced basis. These well-established contracts protect both you and the contractor, holding them accountable for delivering the project in line with the drawings, specifications, pricing schedule, and agreed programme.

For smaller projects, we usually administer the contract on your behalf. This involves issuing instructions and certificates to ensure the works are delivered as agreed. On larger projects (generally over £300k construction value), we recommend appointing a Cost Consultant to take on this role. This allows us to focus on what we do best—delivering high-quality design with the attention to detail we pride ourselves on—rather than becoming absorbed in detailed cost negotiations and contractual processes.

As architects, we act as lead designers, responsible for coordinating the design and guiding the contractor during construction. However, we are not project managers. The Main Contractor is responsible for managing subcontractors, organising material deliveries, and keeping to their construction programme.

While it can be tempting to take on the role of builder or project manager yourself, we rarely recommend this. It requires significant commitment, experience, and organisational skill. As your project develops, we will explore procurement options with you to ensure the right approach for your goals and circumstances.
