WHAT ARE YOUR FEES?
We believe that clarity and transparency are essential when it comes to fees. That’s why we divide our costs in line with the RIBA Work Stages and agree a fixed fee for each stage, giving you certainty and control as your project progresses.
At the outset, we typically agree a Vision Design Fee covering work up to the end of RIBA Stage 2, which concludes with the Project Brief Report. This document summarises the agreed Concept Design and your estimated construction budget. From there, we confirm a fixed fee for Stages 3–4, based on the parameters set in the Brief. The fee only changes if those agreed parameters are revised, ensuring there are no unexpected surprises.
For Stage 5 (Construction), our fees are structured to reflect the dynamic nature of site work:
A fixed weekly fee covers our core services, including site inspections, liaising with the contractor, and resolving day-to-day queries.
If significant redesign is required—perhaps due to unforeseen site conditions, or changes you choose to make—we then charge on a time basis, so you only pay for additional work when it’s genuinely needed.
In most cases, our overall fees fall between 10–12% of the total construction cost, depending on the scale and complexity of your project.
