HOW LONG DOES A PROJECT TAKE?

The duration of a project depends on its scope, complexity, and site conditions—whether it’s a listed building, a warehouse conversion, or a new build. Our fastest project from start to finish was 18 months, though timelines typically vary.

From project inception through Concept Design and planning consent (RIBA Stages 1–3), the process usually takes 6–9 months. The technical design stage (RIBA Stage 4) is very detailed and generally takes a minimum of 4 months. Tendering for a contractor typically requires at least 2 months, while construction (RIBA Stage 5) can range from 6 to 12 months, depending on the project. Some projects have taken 18–24 months on site, with duration influenced by the contractor and the chosen procurement route.

To keep you fully informed, we provide a detailed project programme in three stages:

  1. Initial Programme: A general overview provided at project inception.

  2. Detailed Design Programme: After Concept Design (end of RIBA Stage 2), we supply a comprehensive programme for Stages 3 and 4, including project milestones and key target dates for specification decisions.

  3. Construction Programme: Managed by the contractor during Stage 5. A competent Main Contractor will provide a detailed breakdown with key milestones, ensuring the project remains on the ‘critical path’, which is essential for avoiding delays.

This staged approach helps you understand what to expect at every phase, ensuring clarity, efficiency, and confidence throughout the project.
